Since the start of the housing correction in my local market, many Charlotte home buyers and sellers have found themselves on the sidelines, either by choice or necessity.

Buyers watch Charlotte homes go down in price and the inventory they have to bid on go up, but they feel more comfortable waiting to see if prices will go down further… either from fear of making a mistake or the hope that they can “time the market.”

Sellers, again, are watching the same price and inventory dynamics and are also waiting to list their Charlotte homes for sale… waiting for average sales prices to rebound or for the inventory in their own neighborhoods to come down. Many sellers are also on the sidelines after trying and failing to attract offers and showing traffic in the last twelve months.

So when will this frustrated group of Charlotte real estate participants get their day in the sun? The good news that I have to report from my business is that it looks like that time is now and we see signs of life heading into the spring selling season of 2009.

The first observation I have is that we are starting to see good homes at attractive prices garner offers and secure contracts. Although the Charlotte real estate market has fared much better than others, it was hard in 2008 for even these better listings to attract showing traffic and offers… OK, really hard. Now we are starting to see these listings move. The key here I think is prices on all homes, even the good ones, have come down while many listings have been pulled or expired, creating a better balance of inventory.

Another key piece of the puzzle are interest rates on Charlotte home loans. Rates on thirty-year fixed loans have dropped substantially in our area. I am seeing rates at 5% and below here of late for qualified buyers. And if you are of the impression that only Donald Trump can get a good loan nowadays, then you are off base. There are loan programs out there for most borrowers with decent credit and a down payment. FHA loan programs for homes at or below the price limit in our area allow the borrow to put as little as 3% down.

A couple of other factors that are probably at play here include the fact that Charlotte is still growing and attracting newcomers to our relatively-better job market, great schools, mild climate and relatively-lower cost of living and taxes. Many have chosen to start over in Charlotte after losing jobs in other areas or after having enough of booms and busts in their former states of residence. These newcomers continue to bolster the Charlotte real estate market into 2009.

These deals I am seeing buyers secure presently will be hard to duplicate when the news gets out and the data improves. That improvement process is in it’s early stages presently in my opinion. And there is now hope for sellers who are scared or who were previously unsuccessful… if they have a reason or desire to sell and have reasonable expectations about value. In closing, I DO believe it is finally time in 2009 to buy or sell a home in the Charlotte real estate market.

Last night I pondered the future of Search Engine Optimization, particularly the effects of Universal Search and it’s full implementation, and while some of these changes have already started to show, yet others have yet to be fully implemented.

I came up with a list of 5 primary attributes that I feel will be essential to SEO in 2009. If your site is struggling to rank and get visitors, implementing these items in your site may help it rise from the ashes. Conversely, if your site is ranking well, but you continue to exclude them, you may lose your high ranking position, and it won’t take long.

Social Profiles and Activity

• With the continuing evolution of the Internet, and increased adoption of web 2.0 functionality, social profiles and activity are going to take on a more important role in the eyes of a search engine.
• Interaction with others through social communities will allow businesses to create and manage their reputations Online, as well as provide company info, and respond to customers inquiries and requests in a real time basis, thereby separating the companies that have adopted Social Media from those who simply provide their info in a one way, traditional fashion (think newspaper, or web 1.0).
• The people and companies that engage their customers through social media will have a more content rich Online profile, and as a result, should achieve higher importance to the Search Engines.

Interactive sites will be essential

• Because of Universal Search, and the listing of media in the search results, text will no longer dominate the Search Engine Results Pages.
• All other forms of media will take on a more important role in the search engine results. Because there are relatively fewer images, videos and music on the web (in relation to text documents), the search engines are hungry for all types of media, and those sites that integrate multimedia into their user experience will have a greater propensity for showing up in the SERP’s.
• Some of the items that webmasters will want to integrate into their site to create a more interactive user experience will include:

  • Maps
  • News
  • Blogs

Analytics Programs Become the True Measure of SEO Success

Analytics will be the key to gauging your optimization efforts, and these are some of the factors that may become more important to your site’s rankings:

• Bounce Rate - If you are using Google Analytics, it will be very easy for them to gauge your visitor interaction, and bounce rate may be one of the key factors used in determining your rankings. If they are able to see that a visitor entered your site through a specific keyword, and your site has a higher bounce rate than other sites for the same keyword, your position in the SERP’s may be lowered. The logic being that other sites keep more visitors for that keyword, so they must be providing better content.
• Page Views - a second factor that would be very easy to judge (if you are using Google Analytics), would be the number of pages viewed on your site. If a site visitor enters your site through a specific keyword, and continues to browse through your entire site, chances are they found compelling information that caused them to review your site’s content in depth. If they only view one or two pages, they must not have found what they are looking for, and have left the site to seek another source.
• Time on Site - If the above listed information is not available to the search engine, the overall determining factor may be the amount of time on the site. Without an analytics program to give detailed information about the site interaction, the only variable that can be measured is if you enter a site through a search engine, and then return to the search engine to run another query. While this is not an exact measurement, it can provide the search engines enough information to determine the average amount of time spent on your site.
• Helpful? - It may be helpful for the search engines to have this information in some instances, but I feel that it would be far more beneficial to the webmaster, site owner and search engine optimization Company to keep this data to themselves, thus avoiding any kind of penalty that may be implemented by Google if they don’t like what they see.

Local Search Becomes More Important

• Based on the increased efforts at Search “Personalization”, local search will become more important, and those seeking placement on a national or global scale will have to focus on local search methods to show up in an area outside of their local market.
• A user searching for flowers in Denver may find completely different results than a user in Seattle. The national companies that ship throughout the country, or internationally, will have a new challenge to contend with, and may see a significant decrease in their traffic from other areas.
• More small businesses are going to be in the SEO arena, as more and more businesses close, leading to more sales conducted Online = local search becomes more important.

Traditional optimization factors are still important

• Content is still king as it engages site visitors and improves site interaction - the difference now is that content includes items other than text - pictures, audio, video, etc…
• Links still matter, but social links are more important, and editorial links and internal link structure become more important, while the value of links from paid sources such as directories continues to diminish.
• Good site navigation leads to a more interactive experience, so having an easy to navigate site is essential to increasing user interaction and increasing the time a user spends on your website.
• Internal link structure still ensures that the bots crawl all the content and direct link equity to the important pages of a site.
• Links within multimedia content, like watermark links within video and image content start to carry value, similar to anchor text.

Those are just a few of the ideas I have about the direction search engine optimization will take in 2009. There are many more options, and some of those may not become valid, but it’s already apparent that including more engaging content and creating a broad Online profile will be important to a web site’s overall importance in the eyes of the search engines.

2009 is the year of the earth ox from a Chinese astrology perspective. The element that cycles every two years is known as the heavenly stem; so there are fire, earth, metal, water, and wood oxen. Variations in the heavenly stem influence one’s personality, which explains why not all ox (people or years) are the same.

The earthly branch is the animal-one of the twelve Chinese zodiac signs. Ox is considered 2nd in the hierarchy, following the rat. 2009 is based on the Gregorian calendar, whereas the Chinese calendar is 4707. The ox is sometimes also called the cow or buffalo.

Ox years typically represent hard work. Think of the animal in its natural surroundings. It works alone or with one other and stays true to its course. The ox is conservative, focused, and serious. Their mottos is “I will,” which literally may result in a test of wills.

The stubborn ox challenges the Feng Shui fire year (normally brings out a more social, gregarious, and ambitious side). On the surface, Feng Shui earth and fire elements compliment each other; however, earth reduces fire (think of your Scouting days - dirt over the fire to put it out). In addition, the ox’s true nature is earth so this year is a double-earth over fire year. Earth, in of itself, can resist change but come around after there’s time to process. Double earth will adamantly resist.

I can’t help but equate it to the presidential election here in the U.S. Obama, whose slogan has long been “Change We Can Believe In,” has altered his slogan to “Change We Need.” I think most people agree we can’t survive more of the same, and that the economy would be more stable had there been more accountability and oversight. Will we learn from the past? Will there be a struggle of wills? I think so, regardless of who wins the election. It will be interesting to see how it plays out, and the new President has his hands full. The ox year will command a methodical approach and quantifiable results.

“Earth” businesses will do fairly well. They include real estate, recruiting, the food industry, farming, household products, and practical clothing. The energy implies business consolidation, which is normally met with layoffs. Next months’ article, 2009 Feng Shui and the Fire Year, will reveal another layer of complexity. Earth years can also produce an earnest search for spirit and more focus on family. It’s fun to validate this theory by looking at history. All the King’s Men won best picture. Let’s look at some of the births that year. Some believe we need to see where we came from to see where we’re going (i.e., lessons turned to opportunities). How have these people lived their lives? Each Chinese astrology animal has an opposing animal. For the ox this is the ram (or sheep). These are both earth-related animals which implies severe earth-related symptoms such as earthquakes. With underlying yin fire, a volcano may also erupt. Other earth-related animals are dragon and dog. Dogs, dragons, ox, and sheep need to avoid strong earth settings such as mountains and deserts during earth and fire months (Feb. 5-Mar. 6, May 6-Jun 6, Jul 7-Sep. 8, Nov. 7-Dec. 7 ), and when their astrology sign is vulnerable (we provide this information as part of our monthly tip).

Does life come to a stand still because it’s not particularly a good year? No, of course not. This is helpful information that enables success. This ox earth influence also brings health cautions such as cancer and liver issues. If you’re a drinker, do it in moderation. You’ll find the DUI (driving under the influence) will be met with stricter punishment. Purge your body of free radicals. Explore anti-oxidant agents such as vitamins, fresh fruits and vegetables, and tea. Earth also represents the abdomen, stomach, immune system, spleen, joints, hands, and shoulders. Take care of your stomach, and stretch your body to help with joint and shoulder pain.

In the face of soaring unemployment numbers and shrinking unemployment benefits, it is hard to stay optimistic when evidence of economic recovery is nowhere in sight. We will begin to feel some relief during the spring and summer but we will remain cautious and many of us will have changed our occupations all together as we become more educationally active with the land and new energy sources.

We will eventually all benefit from the changes that are put into place this year and the landscape of American families will reflect a healing theme of the past eight years. This new breed of corporate and political leaders unites businesses; strengthens productivity and assures prosperity in housing, natural agricultural upgrading, reductions in carbon dioxide emissions; even the fashion industry will play a part in our economic upgrade. But it is only the beginning; the best is yet to come in the next decade.

The magnitude of international conflicts is lessened in comparison to the previous years. Though there will still be incidents and aggression, turbulence is substantially less to overcome. Peace talks in 2009 have a more positive and stable affect on our state of economy, confidence and stability in the world view.
